<p>How did the Spring TX Real Estate Market fare for 2008?  If you listen to the national media you would believe that very few homes sold and the homes that did sell sold at garage sale prices.</p>
<p>But what the media reports on at the national level is not always reflective of what is going on in our local real estate market.</p>
<p>The truth according to our local MLS numbers for Area 13 (the majority of the area has a Spring TX mailing address) is</p>
<p>* 2,331 homes SOLD in 2008.  In my opinion, 2,331 is still a lot of homes that changed hands between buyers and sellers. Did our real estate market experience fewer sales in 2008 than in 2007?  Yes. But was it 35% less or 25% less or even 15% less sales? None of these numbers. In 2008, we experienced 12.7% less sales than in 2007. Not a bad number considering our Spring TX real estate market weathered a hurricane, a historical election, and a downturn in the national economy.</p>
<p>* Median home price was $139,000 for 2008. The median home price did decline in comparison to 2007. But unlike some other real estate markets that experienced 10% or even 35% price decreases, our median home price decreased by a paltry 2.1%. Not even enough of a decrease to warrant a sound bite on the local 6 o’clock news.</p>
<p>* Were sellers accepting low ball offers in 2008?  Nope. The sold to list price was 97% for the year. The same sold to list price as it was for 2007. If Spring Texas home sellers priced their home correctly for the market they did not have to accept a low ball offer. If the home was not priced right, the home experienced higher days on market until the sellers adjusted the price to match the market.</p>
<p>* Average days on market was 84 days for 2008. The days on market was higher than 2007 by 6 days or 7.7%.  I would not consider these numbers to be terrible.</p>

There is never a dull weekend and many neighbors in Fort Worth apartments get together to enjoy the wonderful city with great food and fun entertainment. If you just moved to a new Fort Worth apartment, talk to your neighbors or your apartment manager to find out about the social scene in your apartment community.</p>
<p>A very popular area to visit is Sundance Square. This area is located in downtown complete with 20 blocks of shops, restaurants, live entertainment, art galleries and more. This area is a popular tourist destination also. There are apartments, bars, museums, and just about anything that you can think to do there. Sundance square is name after the Sundance Kid. The historic buildings in Sundance Square will bring you back to the turn of the century. The cattle drive use to go right through the middle of Sundance Square. There are a lot of things to do here, during the day and at night. It is also a very safe area due to the private security force that protects and patrols the area. Get some neighbors together from your Fort Worth apartment and head to Sundance Square for shopping, food, and entertainment.</p>
<p>Another wonderful area in the city is the Cultural District. The Cultural District is located west of downtown. This area is known for its museums and has some of the most popular museums in the United States. This area is world famous for its stunning art collection. The Cultural District is nestled amongst a beautiful park like setting with tree lined streets. A relaxing day can be spent with friends from your Fort Worth apartment touring all the museums in the Cultural District.</p>
<p>Another must see place to visit in downtown is the Stockyard District. This is what the city of Fort Worth is known for. The stockyard district used to be one of the largest cattle yards in the United States. The Stockyards was named a National Historic District in 1976 and continues to be one the oldest and most visited places in Texas. You can visit original saloons, restaurants, live shows, and cattle shows. The Stockyards will bring you back to the Wild West. You can view mock gun fights and real cowboys roaming the streets. The Stockyards is a place that you have to visit especially if you want to know what it was like to grow up in the Wild West.</p>

			<content:encoded><![CDATA[<p>The housing market in Texas has remained strong in most cities and counties, Houston is the largest and most active in the real estate and housing market, followed by San Antonio and Dallas. Texas homes for sale are remaining at their fair market value, with little or no loss in sales compared to some areas of the country. This can be attributed the diverse economic make up of the state and the lower than average unemployment rate.</p>
<p>Land sale in Texas are at an all time high with no significant reduction foreseen in the near future. Commercial retail property rentals have remained steady in spite of the overall national economic downturn.</p>
<p>Southeast Texas, (which includes Houston) having the larger portion of population density, is by far the most active in the housing market. New home sales were at an all-time high in the beginning of 2007, however it has since experienced a downturn with a high inventory of new unsold homes.</p>
<p>The Texas existing home market has remained strong with more of a &#8216;buyers market&#8217; driving sales and is expected to remain steady throughout 2008 and early 2009.</p>
<p>For example, the Beaumont and Orange Texas area (southeast Texas) will be creating 13,000 plus new construction jobs in the oil and petro-chemical industry over the next 4 years. This will create a severe housing and apartment shortage in this area. Housing is at a premium at this writing.</p>
<p>In conclusion: The overall outlook for Real Estate in Texas is good compared to other areas of the nation. With the diverse make up of various petro-chemical industries, Texas can maintain its share of steady housing market sales in the foreseeable future.</p>
